Step-by-Step Process
Open Probate
File at Douglas County District Court in Castle Rock. Most Highlands Ranch estates qualify for informal (unsupervised) probate.
Get HRCA Status
Request an estoppel/status letter from HRCA showing dues owed, any violations, and transfer requirements. Title companies require this.
Accept an Offer
Once you have Letters Testamentary, you can accept offers and sign contracts as personal representative. We can make an offer within 24 hours.
Close the Sale
Outstanding HRCA dues are paid from proceeds at closing. Title company handles the HRCA transfer paperwork. Funds go to the estate account.
